Jon Pearce MP welcomes historic renters’ rights reforms for 6,545 renters in High Peak

Millions of renters across England – including those in over 6,000 private rental homes in High Peak – are now benefiting from the biggest strengthening of renters’ rights in over 40 years, as the Renters’ Rights Act comes into force.

Rents will now have greater security and protection under the new law, which delivers long-awaited reforms to make renting fairer, safer and more secure.

The landmark changes include a ban on Section 21 ‘no-fault’ evictions, ending the practice of tenants being evicted without reason. This will help families put down roots and reduce the risk of homelessness.

Renters will also benefit from:

  • Limits on rent increases to once per year
  • A ban on bidding wars for properties
  • A cap of one month’s rent for upfront payments
  • Stronger protections against discrimination for those with children or in receipt of benefits
  • New rights to request a pet, which landlords must reasonably consider
  • Greater flexibility, with tenants able to end tenancies with two months’ notice

Jon Pearce MP said:

“Too many renters across High Peak have been living with the insecurity of not knowing if they can stay in their homes from one month to the next. We’ve had to support many local people worried about the loss of their home often through no fault of their own.

“These changes will make a real difference locally – with over 6,000 renters in High Peak set to benefit from stronger rights, greater stability, and better protection from unfair practices.

“Everyone deserves the security of a safe and stable home, and these reforms will help more families put down roots in their communities.

“I’m proud to support this Labour government as it delivers long-overdue change – raising standards and giving renters the security they deserve.”

Prime Minister Keir Starmer said:

“For too long, families have lived with the constant fear of eviction, while young people have been outbid for the homes they need to start their lives.

“Today we are putting that right. We promised to fix a broken rental system and we’re delivering.

“This historic action will make renting fairer, safer and more secure for millions, so people can settle, put down roots and build their lives.”

Housing Secretary Steve Reed said:

“Renters have been living at the mercy of rogue landlords and in fear of losing their home for too long.

“We are putting a stop to this with historic changes that give renters the security they deserve – marking the beginning of a new era for private renters.”

The new law also introduces tougher enforcement powers for councils, with fines of up to £40,000 for landlords who break the rules, ensuring that rogue operators can no longer evade accountability.

Alongside these reforms, the government is investing in stronger enforcement and modernising the courts system to make it easier for both tenants and landlords to access justice.

Please be aware that the A57 Snake Pass will be fully closed 🚧 24 hours a day from Monday 15 June until Friday 3 July while major investigation and repair works take place at the Doctor’s Gate landslip site.

The closure will affect the route between Glossop and Bamford Reservoir.

These works are essential to help find a long-term solution after ongoing ground movement and cracking along the road. While the closure is in place, teams will also be carrying out:
🛣️ Pothole repairs
🧹 Litter picking
🌧️ Drain clearing
🌳 Cutting back overgrown trees and hedges
🚸 Pavement repairs
🪧 Cleaning and replacing damaged signs

A signed diversion route will be in place, and access for residents, businesses, farmers and organisations along the route will be maintained.

I know this will be frustrating for many people who regularly use Snake Pass, but public safety must come first. These works involve heavy machinery and drilling equipment operating across the carriageway, and they are vital to securing the future of this route.
